Rare early 1700 Burgundy mini-Château.

This ‘Castel’, or small château, has thick stone walls and the steep sloping tiled roofs typical of the region. The building consists of a ground floor, two towers and a 5.5 x 10 metre attic under the sloping roof. There are two large rooms on ground floor, 4.64 x 2.86m, with walls 3m high, beamed ceilings and the tall, thin gilded doors of the period. One room has a large open fireplace and the other a wood burning stove. Two tower rooms lead off from each of these.

The taller tower’s diameter is 3.70m. It has three stories, with a cool dry cellar at the base, a ground floor bedroom and a tower room at the top. The bathroom is in the smaller tower and is mentioned in an old history book. Describing the small hamlet as an ancient noble fief, it says this room was used by the Seigneur as a prison, which explains why it has a strong door into the garden.

The attic contains a bedroom with a dormer window overlooking the garden and the circular tower room. It is, however, large enough to create two bedrooms with windows overlooking the canal and the river valley. The house has mains water and electricity. There are storage radiators in the main room, with water heating and cooking by gas. The phone gives broadband access. All UK TV programmes via Sky or Freeview are available via satellite, with the dish located in a discreet corner of the building.

Located in the beautiful agricultural area of Burgundy, the house lies in 1.15 acres of land running along the Nivernais Canal in the Yonne valley. Canal boats can be hired nearby. A drive gives access to the Southwest-facing front of the house, surrounded by the garden area. The remaining land is maintained woodland, full of birdlife, with its own nightingale that breeds there every spring. There is a well, a prolific walnut tree, hazelnuts and red and green grape vines growing round about.

A single-track railway forms the other boundary. Three trains a day go by, taking less than a minute to pass by, and, far from being disturbing, the railway is a pleasure and very useful. Five minutes away is the train stop of Flez. One train a day leaving at a quarter to five a.m. arrives in Paris at 8.00 a.m., and one leaving Paris at 18.37 arrives at Flez at 10.00 p.m. The railway bus from Flez to Clamecy provides four more trains each way. It takes 8 minutes to transfer within Paris to the Gare du Nord for the Eurostar connection.

The small town of Tannay is just over 1 km away. Besides Post Office and bank, it has an excellent supermarket selling petrol, pharmacy, two doctors, two bakers, cafés, a restaurant and a garage. It also boasts its own prize-winning wines. 15 km away, Clamecy provides major shopping and a flourishing weekly market.
